Real Estate Dispositions Manager Position Seller Liaison: • Once the contract is signed (immediate intro call) • Verify Access for photos and lockbox, condition assessment, etc. • Prepare seller for closing (seller docs sent to attorney etc) • Weekly update calls for each seller (status of their property) Negotiation: • Handle negotiations with end buyer and their agents when necessary to minimize concessions made • Renegotiate the original contract with the seller when necessary • Oversee Field Services: • When necessary, oversee handymen and other contractors making needed repairs to the property • Source > Negotiate / Authorize > Pay and share the receipt with a bookkeeper Document Organization: • Keep all contracts, amendments, HUDs, and other documents organized in Paperless Pipeline (document repository software) • Run Dispo calls w/ owners; recommended next action for each property (price drop, etc) • For “wholetails”; ensure insurance and utilities are turned on and paid Responsibilities: Teammates in Dispositions Dispositions Lead • Ensures property gets listed on FMLS/GAMLS • Executes pricing changes • Helps assist in coordinating showings with agents and other buyers • Reverse prospecting agents for our deals Work with our Transaction Coordinator • They will handle the paperwork for counteroffers, amendments, terminations, listing withdrawals, etc • They will socialize all documentation with an attorney Qualifications: • Must have a real estate license in the state of GA or be willing to • Preferred Skills: Strong communication skills, organization, self-starter, ability to handle stress well, basic knowledge of REI • A valid Real Estate License is required for this job About Company: At Township Properties, our mission is to serve local clients by providing a straightforward process to sell their homes with integrity.
